SITE PLANNING & SITE PREP

1. Initial Assessment and Planning:

   - Land survey

   - Environmental assessment

   - Permitting and planning fees

   - Construction access, driveway & road construction for contractors

2. Clearing and Demolition (more about clearing, below):

   - Tree removal

   - Stump removal/grinding

   - Brush and debris removal

3. Grading and Excavation:

   - Earthwork

   - Grading

   - Excavation for foundations, pads, utility trenching and septic installation

4. Aggregates

   - Fill to raise grade for building, driveways and roads

   - Sub-base that creates drivable compact surfaces

   - Gravel for drainage in systems and foundations

   - Larger rock for low wet areas, high water tables and erosion control

5. Utilities and Infrastructure:

   - Electricity connection to main

   - Water connection to main or well drilling

   - Septic system design and installation

   - Dwelling connections 

6. Drainage:

   - Culverts, Diversions & Larger Aggregates

Keep in mind that this preliminary prep list does not include other project costs, including the cost of your dwelling, landscaping or other projects, like fencing, ponds for farming. Additionally, labor costs and material prices can vary significantly based on location, market conditions and accessibility to both the property and all of the materials needed to get the job done.
